The Simple Routine Behind Exceptional Results

Debbie De Grote’s early career demonstrates that success in real estate often begins with consistent execution rather than constant reinvention.

Debbie entered the real estate industry at 18 after a broker encouraged her to get licensed, sell for a year, and use the income to fund college. Instead, she built a remarkable career. By age 21, she was the number-one agent in Los Angeles and Orange County and number three nationally.

Her strategy was straightforward: lead generation every day.

Debbie followed an hour-by-hour schedule that included a minimum of five hours of lead generation. Her activities included calling for-sale-by-owner prospects, just-listed and just-sold contacts, past clients, sphere contacts, geographic farming, and open houses.

At one point, her daily routine included:

  • 100 morning dials
  • Approximately 75 doors in her geographic farm
  • Additional calls or door-knocking when she had no evening appointment
  • Consistent follow-up with potential opportunities

That discipline helped Debbie reach approximately 156 units per year as a single real estate agent. She also acknowledged that the market was different. There was no Zillow, online property information was limited, and transactions were less complicated. Still, the principle remains relevant for every real estate broker, real estate brokerage, and agent today.

Rejection Is Part of the Process

Debbie openly discussed the fear of prospecting. Early in her career, she hid in the back of the office before making calls and once returned from an attempted door-knocking session without knocking on a single door. The difference was accountability. Her mentor made her continue until the routine became normal.

That is a valuable lesson for real estate agents who feel uncomfortable prospecting. Rejection does not necessarily mean a strategy is failing. Debbie explained that approximately 76 to 100 conversations may produce a closed transaction. Each “no” is part of the process, and today’s no may become tomorrow’s maybe.

The key is tracking the numbers and continuing the activity. Stopping lead generation when business improves creates the familiar roller coaster. Consistency protects the pipeline.

Protect the Sphere and Follow Up

According to Debbie, the biggest mistake she sees in coaching is poor database and sphere management. A sphere of influence is an agent’s most valuable relationship network, yet many agents fail to nurture it consistently.

The second major weakness is poor lead follow-up. Some agents work hard to create opportunities but stop after one or two attempts. Debbie noted that conversion may happen between the sixth and twelfth contact attempt. That lesson applies whether someone is searching for real estate for sale, comparing real estate listings, studying real estate prices and real estate trends, or exploring investing in real estate. Relationships require communication and value.

Build a Business, Not Just a Job

Debbie also emphasized emotional intelligence, or EQ. Self-awareness and the ability to read and adapt to other people can improve communication, reduce transaction stress, and help agents serve clients more effectively.
